Every project begins with understanding how you live—and how your home should perform. For projects requiring permitting, we collaborate with licensed architects to ensure all designs are properly documented and approved.

Our services are structured in four tiers:

Foundations — Establish the layout
Vision — Bring the design to life
Signature — Fully design and specify your home
Turnkey — We manage everything

Our pricing is structured to provide clarity, allowing you to understand your investment from the outset and choose the level of service that best aligns with your needs and budget.

Consultation

This service is ideal for clients seeking expert direction at the early stages—whether evaluating a property, refining a layout, or validating design decisions before committing to a full scope. This strategic consultation includes:

2-hour meeting (virtual or in-person)
Real-time design and layout guidance
Furniture placement recommendations
Renovation and architectural feedback
Design & investment strategy insights

Investment: $400 (this fee is credited toward your project if you move forward with our design services within 30 days)

Service Tiers:

1. Foundations (Space Planning)

This tier ensures every space is properly planned before any construction or purchasing decisions are made, preventing costly changes later on. The Foundations tier is ideal for clients with a strong design vision, but who need a clear and functional layout:

Detailed 2D space planning
Furniture configuration and sizing
Circulation and flow optimization
Layout planning for bathroom & kitchen (including cabinetry, fixtures & appliances)
Conceptual elevations to communicate design intent (final shop drawings to be prepared by contractor or millworker for fabrication)
Foundational design direction
One round of plan revisions

Option A — Full-homes projects:

2. Vision (Design Development & Visualization)

This tier eliminates uncertainty and allows confident decision-making and is ideal for clients who want to fully visualize their space and understand the design direction before construction or purchasing begins. This option offers everything included in the Foundation tier plus:

Immersive 3D visualizations of key spaces
Materials and finishes concepts
Lighting and fixture direction
Design intent package (including 2D plans, visuals, and design narrative)
Up to two rounds of plan revisions

3. Signature (Full Design & Product Sourcing)

This tier delivers a complete, cohesive design plan with all selections made and documented, ready for execution. The Signature tier is ideal for clients who want curated selections, including product sourcing and detailed design and fabrication direction. This option includes everything from the Vision tier plus:

Full furniture, fixtures & equipment sourcing
Product specifications and selections
Vendor recommendations & procurement guidance
Detailed design elevations to inform fabrication
Design documentation to support permitting applications for pools and outdoor structures
Coordination with a licensed architect to translate design intent into construction drawings and permit-ready documentation
Up to to three rounds of plan revisions

Outdoor living: the Signature tier includes design documentation to support permitting for outdoor structures. This tier does not include product purchasing (procurement services are available at a 20% fee on purchases, typically offset in part by trade discounts passed on to the client).

4. Turnkey Package (Full-Service Design & Project Management)

This service is offered for full-home renovations or extensive construction projects requiring permitting, architectural coordination, and comprehensive oversight from concept through completion. We act as your single point of coordination throughout the project, ensuring the design is executed as intended while reducing complexity and decision fatigue.

Turnkey projects are structured in two phases: an initial design phase followed by full-service project management and execution. This approach ensures a clear design direction upfront, while providing the flexibility and oversight required throughout construction.

Phase I — Design

Full scope of services provided by our Signature tier:

Investment: $6 / SF

Phase II — Execution & Project Management

Ongoing oversight throughout construction to ensure the design is properly executed including:

Coordination with architect and consultants to support permitting and construction execution
Definition of scope of work for contractor bidding
Contractor coordination and communication
Regular site visits and on-site decision-making
Budget tracking and review
Procurement and delivery coordination*
Product installation oversight

Investment: 10% of total construction cost (based on approved project scope*)

*Procurement services: a 20% fee is charged on purchases made, typically offset in part by trade discounts passed on to the client).

Turnkey services are based on the approved design scope; significant scope changes during construction may require additional fees.

For all tiers, additional rounds of plan revisions are charged at an hourly fee of $160.

This service is convenient for developers, investors and homeowners looking to maximize property value through strategic design decisions aligned with resale or rental performance:
